Half the homes in Nevada County, Arkansas were built in 1983 or earlier (2020-2024 ACS 5-year). A water heater sitting in a house that old has likely outlasted more than one service interval, and what a contractor finds once the unit is opened reflects that: sediment packed into the bottom of the tank, an anode rod worn past the point of protecting anything, and sometimes a pressure relief valve that has not moved in years. These are not signs of neglect specific to any one homeowner. They are what happens when a unit runs that long in housing stock where water heater maintenance was rarely part of the conversation.

The Parts of a Water Heater a Contractor Checks First

The tank is what most homeowners recognize, a large insulated cylinder that sits in a utility room, basement, or garage and holds the supply of hot water. Inside it, a burner or heating element does the actual heating, and when either one fails, the water stays cold or never gets fully hot. The thermostat attached to the tank controls the target temperature, and a faulty one can cause water that runs too cool or scalds at the tap.

The pressure relief valve mounts to the side of the tank and opens automatically if pressure builds beyond a safe point. A contractor checks it because a stuck or weeping valve is a common sign that something else in the system is out of balance. The anode rod runs down through the tank interior and slows corrosion of the tank walls, and when it wears down, the tank itself starts to deteriorate.

The drawing shows a general layout of the system, and a licensed contractor determines which parts apply and what condition they are in for your specific home.
